ENERGY STAR®

OVERVIEW

ENERGY STAR® is a national program from the U.S. Environmental Protection Agency and the U.S. Department of Energy. ENERGY STAR offers a comprehensive approach to reducing energy use and costs for new and existing buildings, while creating healthier, more comfortable spaces for their occupants. Viridiant can help you understand ENERGY STAR requirements and ensure that your next project qualifies for certification. Multifamily projects pursuing ENERGY STAR certification currently have three different program options. Viridiant will work with you to determine the best program option for you project.

  • ENERGY STAR for Homes: buildings under six stories
  • ENERGY STAR Multifamily High Rise: buildings six stories and over
  • ENERGY STAR Multifamily New Construction: optional for all buildings (all multifamily projects permitted on or after Jan. 1, 2021 will be required to use this program)

VIRIDIANT CERTIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of ENERGY STAR certification requirements:

  • Design Review: When the project’s drawings are 80-85% complete the project team should schedule a Design Review meeting. Upon the submittal of project information and documents, Viridiant will develop unit-level energy models per RESNET Standards and Multifamily Modeling Guidelines to assess whether predicted energy performance meets ENERGY STAR performance requirements. Based on your Viridiant Project Manager’s review, they will provide recommendations to optimize the energy performance of the buildings. As outlined in the ENERGY STAR program, Viridiant will review Manual J load calculations, the National HVAC Design Report, and the mechanical fresh air ventilation strategy. Program requirements, recommendations, and energy model projections will be reviewed with the Project Team and appropriate stakeholders at the Design Review meeting.
  • Construction Kick-Off Meeting: Your Viridiant Technical Advisor will review the ENERGY STAR and project goals on-site with the general contractor’s project manager and site supervisor, and any subcontractors identified by the project team whose work will be impacted by ENERGY STAR program standards.
  • Technical Advisor Inspections: The Viridiant Technical Advisor will perform regular site visits to verify program compliance and visually inspect a sampling of equipment, duct systems, and insulation. They will also perform preliminary and final diagnostic testing on a sample of units. Tests include blower door, duct blaster, and ventilation.
  • Certification: Upon completion of all program requirements, Viridiant will certify the project and provide documentation of the certification to all necessary parties.

EarthCraft

OVERVIEW

EarthCraft Multifamily is the country’s first multifamily-specific green building program. It addresses both newly constructed multifamily projects and renovations. The result is multifamily communities that are healthy and operationally cost effective, as well as energy, water, and resource efficient. The multifamily program addresses a wide range of sustainability issues, including environmental performance, indoor air quality, building durability, comfort, and affordability. These concerns at the unit level and for the community as a whole. The EarthCraft Multifamily program utilizes a HERS rating, program guidelines, points-based worksheet, site visits, and diagnostic testing to verify that each project complies with program standards and current green building best practices. Project teams work with an EarthCraft Multifamily Project Manager and Technical Advisor, who will provide support in meeting program criteria from the design phase through all phases of construction.

VIRIDIANT CERTIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of EarthCraft certification requirements:

Enterprise Green Communities

OVERVIEW

 

Enterprise Green Communities helps developers, investors, builders and policymakers make the transition to a green future for affordable housing. The Green Communities Criteria was developed to bring the improved health, economic and environmental benefits of sustainable construction practices to low-income families. The holistic  framework is the first in the nation to address the unique needs of the affordable housing sector.

Viridiant will perform the following scope of services in accordance with the verification of Enterprise certification requirements:

  • Design Review: When the project’s drawings are 80-85% complete the project team should schedule a Design Review meeting. Upon the submittal of project information and documents, Viridiant will develop unit-level energy models per RESNET Standards and Multifamily Modeling Guidelines to assess whether predicted energy performance meets Enterprise performance requirements. Based on your Viridiant Project Manager’s review, they will provide recommendations to optimize the energy performance. Program requirements, recommendations, and energy model projections will be reviewed with the Project Team and appropriate stakeholders at the Design Review meeting.
  • Construction Kick-Off Meeting: Your Viridiant Technical Advisor will review the Enterprise and project goals on-site with the general contractor’s project manager and site supervisor, and any subcontractors identified by the project team whose work will be impacted by program standards.
  • Technical Advisor Inspections: The Viridiant Technical Advisor will perform regular site visits to verify program compliance and visually inspect a sampling of equipment, duct systems, and insulation.   • Certification: Upon completion of all program requirements, Viridiant will submit documentation to Enterprise. The certifying organization has a 30-day review period. After Enterprise certifies the project, documentation of the certification will be provided to all necessary parties.

Zero Energy Ready Home (ZERH)

OVERVIEW

The U.S. Department of Energy (DOE) Zero Energy Ready Home is a high performance home which is so energy efficient, that the addition of a renewable energy system would offset all or most of its annual energy consumption. Certified projects are designed to meet high performance standards so that they live better, work better and last longer than code built homes. ZERH typically represents an incremental improvement over ENERGY STAR and other green building programs. It also requires earning the Indoor airPlus certification. Viridiant is able to provide assistance with identifying the most cost-effective path for meeting ZERH.

VIRIDIANT CERTIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of ZERH certification requirements:

Home Energy Rating System (HERS)

OVERVIEW

The Home Energy Rating System (HERS) Index is the industry standard by which a home’s energy efficiency is measured. It’s also the nationally recognized system for inspecting and calculating a home’s energy performance. A certified Home Energy Rater assesses the energy efficiency of a home, assigning it a relative performance score. The lower the number, the more energy efficient the home. The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100 and a net zero home scores 0. Viridiant is an accredited RESNET Provider with a network of HERS Raters throughout Virginia able to assist with your project.

VIRIDIANT CERTIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of ENERGY STAR certification requirements:

  • HERS Report: Upon the submittal of project information and documents, Viridiant will develop unit-level energy models per RESNET Standards and Multifamily Modeling Guidelines to assess whether predicted energy performance meets project goals. Based on your Viridiant Project Manager’s review, they will provide recommendations to optimize the energy performance. Please note that a Design Review meeting is not included in Viridiant’s contract scope. This meeting may be added for an additional fee and is recommended to ensure your project stays on track towards your desired HERS score.
  • Construction Kick-Off Meeting: Your Viridiant Technical Advisor will review the project goals on-site with the general contractor’s project manager and site supervisor, and any subcontractors identified by the project team whose work will be impacted by HERS performance goals.
  • Technical Advisor Inspections: The Viridiant Technical Advisor will perform site visits to verify as-built conditions and visually inspect a sampling of equipment, duct systems, and insulation to confirm installation and air sealing quality. They will also perform preliminary and final diagnostic testing on a sample of units. Tests include blower door, duct blaster, and ventilation.
  • Certification: Upon completion of the project, Viridiant will update the energy models based on as-built conditions and provide documentation of the HERS certification to all necessary parties.

National Green Building Standard (NGBS)

OVERVIEW

The National Green Building Standard™ (NGBS) provides practices for the design, construction, and certification of green multifamily residential buildings. A new green multifamily building can be awarded a Bronze, Silver, Gold, or Emerald certification level, depending on the number of green practices successfully incorporated in its design and construction. Existing multifamily buildings can also attain one of the four levels of certification when remodeled according to the requirements of the NGBS. Home Innovation Research Labs certifies the entire building, not individual apartments. Please note that the certifying organization charges a certification fee for each building. These fees are not included in Viridiant’s contract and will need to be paid directly to Home Innovation Research Labs.

VIRIDIANT VERIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of NGBS certification requirements:

Leadership in Energy and Environmental Design (LEED)

OVERVIEW

LEED®, Leadership in Energy and Environmental Design, is an internationally-recognized green building certification system. Developed by the U.S. Green Building Council® (USGBC), LEED provides building owners and operators with a framework for identifying and implementing measurable green building design, construction, operations and maintenance solutions. Viridiant is a LEED for Homes provider for new construction single-family, multifamily low-rise and mid-rise projects. All projects that participate in the LEED for Homes program must do so through a LEED for Homes Provider. Viridiant guides the project team through the certification process, oversees the Green Rater verification work, and submits the project to USGBC for certification.

Passive House (PHIUS)

OVERVIEW

Developed in cooperation with Building Science Corporation under a US Department of Energy grant, the PHIUS+2015 standard targets the sweet spot between investment and payback to present an affordable solution to achieving the most comfortable and cost-effective building possible and the best path for achieving zero energy and carbon. Buildings designed and built to this standard perform 60-85% better (depending on climate zone and building type) on an energy consumption basis when compared to a code compliant building (International Energy Conservation Code IECC 2009). Please note that the certifying organization charges a registration fee. This fee is not included in Viridiant’s contract and will need to be paid directly to Passive House Institute US, Inc.

VIRIDIANT VERIFICATION SERVICES (INCLUDED IN CONTRACT)

Viridiant will perform the following scope of services in accordance with the verification of PHIUS certification requirements:

  • Construction Kick-Off Meeting: Your Viridiant Technical Advisor will review the PHIUS and project goals on-site with the general contractor’s project manager and site supervisor, and any subcontractors identified by the project team whose work will be impacted by program standards.
  • Technical Advisor Inspections: The Viridiant Technical Advisor will perform regular site visits to verify program compliance and visually inspect a sampling of equipment, duct systems, and insulation. They will also perform preliminary and final diagnostic testing on a sample of units. Tests include blower door, duct blaster, and ventilation.
  • Certification: Upon completion of all program requirements, Viridiant will submit documentation to Passive House Institute US, Inc. After PHIUS certifies the project, documentation of the certification will be provided to all necessary parties.

Pre-Review

Are you looking to see if a green building certification is the right fit for your project? Do you need a RESNET Rater to sign off on a LIHTC application? Sign up for a Pre-Review. Our multifamily team will perform a preliminary review of your drawings and specifications to make sure you’re aware of important program requirements and that your scope puts you on track to meet energy performance goals. Utility Allowances (UA)

Viridiant can calculate Utility Allowances for your project. Viridiant’s allowances help you realize your return on investment for green building certification programs. Whether you are a developer with existing projects or you are starting a new project, we want to help sharpen your estimates and increase cash flow. Viridiant is the Agency Estimate option approved through VHDA for UA calculations. Using data from certified projects and energy modeling, Viridiant determines UA projections for each bedroom type. We consider specific factors including unit size, orientation, building materials, mechanical systems, appliances, and characteristics of the building location.

  • Preliminary UA: You can opt to receive a preliminary UA for a flat $300 fee. Typically provided within three business days, a preliminary UA is an ideal add-on service if you’re preparing to submit a LIHTC application. Due to the quick turnaround, our online form will prompt you to pay the service fee with a credit card.
  • Final UA: Viridiant can provide Final UA projections to the owner representative any time after we host the Design Review Meeting and confirm HVAC equipment. This UA can be submitted to VHDA and should be renewed on a yearly basis.
  • Existing Projects: For existing projects opting not to pursue certification, an on-site audit will need to be conducted to gather detailed information on the project. Our team will need access to at least three units of each unit type, with a property management staff member present. Subsequently energy models will be created to provide UA projections. Additional fees will apply for the on-site audit.

Design Review Meeting (85% drawings)

Forensic Investigation

Do you have an existing project that is experiencing moisture, indoor air quality, or resident comfort issues? Reduce your risk and find solutions by having Viridiant conduct a forensic investigation. Our team will visit the property to inspect units, perform diagnostic testing, and discover the cause of the issue. We’ll provide a report detailing our visit, findings, and potential solutions.

SEDI or SEP

The US Department of Housing and Urban Development’s (HUD) Multifamily Accelerated Processing (MAP) is designed to decrease the time for loan application approval while also ensuring consistent application of program standards. As part of this, HUD now offers a reduced Mortgage Insurance Premium (MIP) to projects willing to adopt higher energy-efficiency and sustainability standards. To qualify Project Teams must hire a MAP qualified Energy Professional to perform a Statement of Energy Design Intent (SEDI) using EPA’s Portfolio Manager and certify at least a minimum Benchmark score of 75 is achieved. The owner must also certify that it will pursue, achieve, and maintain an industry-recognized standard for Green Building.

As an Energy Professional, Viridiant is qualified to produce the requisite SEDI (new construction) or Statement of Energy Performance (SEP) (rehabilitation) in addition to providing education, energy analysis, and verification of the following green building standards. Early Plan Review (65% drawings)

Based on feedback that project teams would like our input earlier in the process, we’re offering a plan review around the 60-65% stage. Mechanical and ventilation systems, as well as certification program requirements will be the main focus. This review is optional, but meant to allow teams to make changes when it is still easy to do so. Apartment HVAC Load Calculations

While many green building programs require residential HVAC systems to be sized in accordance with ACCA Manual J best practices, project teams still encounter difficulty with getting these calculations performed correctly.
