Located in Charlottesville, Virginia, the 202-unit Greenstone on 5th apartment community is a multi-family property rented to low-income and low-wealth households. The community is centrally located to downtown, the University of Virginia, and local bus line. Comprehensive resident services are offered on-site, supported in part by a grant from Capital One. The $15 million interior and exterior rehabilitation to the property improved its functionality, efficiency, and aesthetic. Major features include EarthCraft certification with proposed 50 percent energy efficiency improvements; 21 new, fully accessible handicapped units and 5 new designated sight/hearing impaired units; all-new kitchen and bath casework and countertops; and WATERSENSE plumbing fixtures. CHP was able to secure EarthCraft certification for Greenstone on 5th by focusing on building performance for reduced utility usage as well as enhanced ventilation, water conservation, and waste management techniques. Additionally, Greenstone on 5th was among three pilot properties where CHP recently launched CHP SMART Homes, a comprehensive green tenant education program. Arguably the most significant feature of the Greenstone on 5th project, and the one that allowed CHP to most directly address the “triple bottom line” approach to sustainability, was the innovative design and construction of a new community center which achieved EarthCraft™ Light Commercial (ECLC) certification and involved energy efficiency techniques including the use of Photovoltaic panels to provide approximately 20% of the building’s electricity needs.
