Arlington Mill Residences by Arlington Partnership for Affordable Housing required extraordinary cooperation and collaboration in the development approach & planning process with multiple partners and Arlington County. This family-friendly building is a four story, 122 unit, wood-frame elevator building, featuring a community room and underground parking. The grounds offer ample green space and access to nearby Park and the Four Mile Bike Trail. Ten percent of the units are barrier free; all units are visitable; and 13 units are for permanent supportive housing. Three thousand six hundred people applied for the housing after it opened. Nina Janopaul, president and chief executive of nonprofit developer Arlington Partnership for Affordable Housing, called the outpouring of interest “a case of a dramatic rise in demand for affordable housing.” In addition the building is District Energy Ready in anticipation of the implementation of the County’s community energy plan. The energy efficient property’s final HERS index of 68 which equates to being 32% more energy efficient than a standard newly built apartment today. The entire project emphasizes Transit-Oriented Development incorporating efficient, safe pedestrian and vehicular circulation and bicycle-friendly elements in the Transportation Management Plan. The sustainable design and verified construction earned EarthCraft certification enabling residents to experience utility costs that are unbelievably low homes that are more efficient, comfortable, and affordable.
